Is the property in Arizona?
Are there any property owners listed on the current deed that are deceased?
Before we can record a beneficiary deed, each deceased owner must be removed. In order to accomplish this, we can prepare an affidavit of death and record it with a death certificate. This will incur an additional fee of $135.99.
Do you wish to proceed?
Did you and each decedent own the property with right of survivorship (i.e., as joint tenants or as community property)?
Are you able to provide a death certificate for each decedent?
Are all the owners of the property willing to sign the beneficiary deed?
