Is the property in Arizona?
Are there any property owners listed on the current deed that are deceased?
Before we can transfer the property, each deceased owner must be removed. In order to accomplish this, we can prepare an affidavit of death and record it with a death certificate. This will incur an additional fee of $135.99.
Do you wish to proceed?
Did you and each decedent own the property with right of survivorship (i.e., as joint tenants or as community property)?
Are you able to provide a death certificate for each decedent?
Are all the owners of the property willing and legally able to sign the conveyance deed?
Do you have a mortgage or lien on the property in question?
Has the mortgage company/lien holder approved the transfer to your LLC?
